MetisList started with a simple problem: the UK property market has thousands of new listings every day, and finding the ones with real character takes hours. We built something to help — a way to surface homes that stand apart, whatever the budget, wherever in the country.

How it works

Every day, our model reviews thousands of new listings across the entire UK market. It scores each property on architectural quality, design, and character — then brings the standout homes to the surface. The model learned from thousands of images and descriptions, so it picks up on the details that make a place feel considered: original features, good proportions, thoughtful materials.

The whole market, not just one agent's book

An estate agent shows you what they're selling. MetisList draws from the entire market — London, the South East, the South West, the Midlands, the North, Scotland, and Wales. Warehouse conversions, period townhouses, new builds, barn conversions, cottages. Whatever catches the model's eye across every price range.

What we look for

Honest materials — brick, steel, timber, stone. Original features that someone had the good sense to keep. Proportions that feel right when you walk in. Victorian terraces with their cornicing intact. Warehouses where the building does the talking. Mid-century homes with clean lines. New builds where an architect shaped the space. Character, at every price point.

Fresh every day

New properties are reviewed and added daily. Anything on the market longer than eight weeks gets removed, so the list stays current and useful.
